This step leaves the floor truly clean and prepared for polishing. Next, we polish the wood using a professional floor machine and appropriate polishing pad. Our terrazzo restoration process is similar to marble polishing. We start by evaluating the terrazzo for any stains or old coatings. If there’s an old sealer or wax, we carefully strip that off. Next, we hone and polish the terrazzo using a weighted floor machine with progressively finer diamond polishing pads. This grinding and polishing removes a very thin top layer of the terrazzo, taking away surface scratches and stains, and gradually polishes the embedded marble chips to a high shine. It’s essentially refinishing the stone part of the terrazzo to reveal a fresh surface. We will also fill any small cracks or holes with color-matched epoxy as needed during the process (for a seamless look). After the polishing phase, the floor will have a clean, reflective finish. We then seal the terrazzo with a penetrating stone sealer to protect the porous areas (the cement part of terrazzo) from absorbing spills. 

A polished and sealed terrazzo floor is not only gorgeous – showing off the multicolor chips and a mirror-like reflection – but also much easier to maintain. You can damp mop it and it will resist staining much better. Many homeowners in classic mid-century homes from Miami to Delray Beach are choosing to uncover and polish their original terrazzo rather than covering it with new tile or carpet, because the results can be stunning. We do ask that you remove small breakable items or personal belongings from surfaces and floor areas beforehand​ – things like vases, floor lamps, toys, or any clutter on the floor – just so those are out of the way and safe.

Can you remove pet urine stains and odors from my carpet? I’ve tried everything!

Here’s why: over time and with regular foot traffic, the original stain-resistant coating on your carpet wears off. By adding a protector after cleaning, we shield the fibers from future spills and dirt. Practically speaking, this means if you spill a cup of coffee or a glass of red wine on a protected carpet, the liquid will bead up more and not soak in as quickly – giving you more time to blot it up before it causes a stain. Even daily soil won’t cling as easily; vacuuming will remove more dirt when carpet fibers have that protective layer. 

Our carpet protectant is clear and doesn’t change the carpet’s feel; you won’t even know it’s there except when you see a spill wipe away easier. Do you clean area rugs? How do you ensure my oriental or specialty rugs are cleaned safely?

Rugs come in a wide variety of materials (wool, silk, synthetic fibers, cotton) and dyes, so we always tailor our approach to the specific rug. For many standard synthetic area rugs, we can clean them on-site in your home with our hot water extraction equipment, similar to carpet (using appropriate gentle settings). For delicate or high-value rugs (like a hand-knotted Oriental rug or an heirloom wool rug), we typically recommend off-site cleaning. In those cases, we will pick up the rug from your home, take it to our specialized facility, and clean it using methods suited to the rug’s needs​. Off-site, we can do a more controlled wash – sometimes fully submerging the rug in a wash pit for a gentle bath, or using low-moisture dry cleaning techniques if the rug is very sensitive. 

We test the rug’s dyes for colorfastness beforehand to ensure no color bleeding. Pet urine in a rug? We can do a deep soak and rinse to completely flush out contaminants. We also have a drying room where we dry rugs flat or hung, with air movers and dehumidifiers, to dry them quickly and evenly (preventing mildew). Once cleaned and dried, we can deliver the rug back to you and place it where it belongs. The whole process typically takes about 7–10 days for off-site rug cleaning.
